Rental Yield

The Rental Yield Calculator computes both gross and net rental yield for an investment property. Gross yield is simply annual rent divided by property value, while net yield subtracts vacancy, maintenance, property tax, insurance, and management fees from the annual rent before dividing. Enter the property value, monthly rent, and annual expenses to see both yield figures. The donut chart shows the proportion of gross rent that becomes actual income versus the portion consumed by operating expenses. Rental yield is the real estate equivalent of dividend yield in stocks. A property with a high gross yield but poor net yield after expenses may be a money trap. This calculator helps you evaluate investment properties based on their true income-generating capacity, not just the headline rent.
